White Glove Janitorial and Construction
Division two

Construction & finishing works

The trades that decide how a finished space actually looks and feels — wood flooring, fencing and decking, tiling, drywall and the detailed repair work that gets a property ready to hand over.

Where we fit

We are the last trade on site, and it shows

Structure gets a building standing. Finishing gets it accepted. Our construction division exists because too many good projects lose weeks — and goodwill — in the final ten percent.

We take on the finishing scope: wood flooring laid and refinished, fencing and decking, wall panelling, floor and wall tiling, drywall installation and jointing, patching and repair work, and the post-construction cleanup and final detail clean that follow. Because the same company also runs the janitorial division, the site is handed over clean rather than handed over “nearly” clean.

  • The scope, the materials list and the price in writing before any work starts
  • A start date and a completion date, agreed up front and put in writing
  • Dust kept down, and the work area cleaned up at the end of every day
  • We walk the finished work with you and correct the list before we call it done
Scope of works

The trades we take on

Anything outside this list, we will say so plainly rather than take it on. We would rather keep the relationship than stretch the scope to fit.

01

Floor & wall tiling

Ceramic, porcelain and stone, set to line and level with proper substrate preparation — the part that determines whether tile lasts five years or fifteen.

  • Substrate prep & levelling
  • Floor, wall & backsplash tiling
  • Bathroom & wet-area detailing
  • Grouting, sealing & silicone
  • Re-tiling & localised repair
02

Drywall & partitions

Installation, jointing and finishing to a flat, paint-ready surface, plus repair work on existing walls and ceilings.

  • Stud framing & board installation
  • Partitions & dropped ceilings
  • Taping, jointing & skim coating
  • Patching & water-damage repair
  • Paint-ready finish
03

Wood flooring

New floors laid, and tired ones brought back rather than replaced. Stairs and treads included — they take the most traffic and show wear first.

  • New floor supply & installation
  • Staircases, treads & risers
  • Machine sanding & edging
  • Board repair & replacement
  • Staining, sealing & protective finishes
04

Wood fencing & decking

Outdoor timber built for Jamaican weather — treated, sealed and set to last, because sun and rain punish anything that is not.

  • Boundary & privacy fencing
  • Gates, posts & railings
  • Timber & composite decking
  • Pool surrounds & patios
  • Staining, sealing & weather protection
05

Wall panelling & cladding

Slat and panel systems that change how a room reads. Fitted level and scribed to the wall, so the lines stay true across a corner and the joints line up.

  • Timber slat & batten walls
  • Feature & accent walls
  • Reception & office cladding
  • Ceiling slat panelling
  • Trim, edging & finishing
06

Painting & decorating

Interior and exterior painting with the slow part done first — preparation, filling and priming — because that is what decides how long the finish lasts.

  • Surface preparation & filling
  • Priming & base coats
  • Interior walls & ceilings
  • Exterior & weather-exposed surfaces
  • Colour matching & touch-ups
07

Repairs & small works

The list of small jobs that holds a project up at the end. We take the whole list rather than the easy half of it.

  • Punch list & defect correction
  • Surface repair & preparation
  • Finishing adjustments
  • End-of-lease restoration
  • Minor renovation
08

Post-construction cleanup

The heavy first pass once the trades are out: dust, adhesive residue, protective film and the mess no one budgets for.

  • Surface & floor clearing
  • Dust removal, high and low
  • Adhesive, paint & grout residue
  • Film & sticker removal
  • Wet-area and fixture clean
09

Final detail clean

The final pass that makes a property show-ready — done to the same standard as our janitorial contracts, because it is the same team.

  • Full interior detail
  • Glass, frames & tracks
  • Floor finishing & polish
  • Fixture & fitting detail
  • Phased turnover by unit
How a project runs

From site visit to signed-off completion

01

Site visit & measure

We walk the space, take measurements and identify what the drawings did not.

02

Scope, materials & price

A written breakdown of works, materials and cost, with a schedule and a completion date.

03

Execution

Works carried out with dust control and daily tidy-down, coordinated around other trades on site.

04

Final walk-through & clean

We walk the finished work with you, correct anything on the list, then do the detail clean before you take the keys.

The standard we work to

What finished looks like

Floors laid true, stairs that do not creak, panelling set straight, and the place cleaned properly before we call it done. This is the finish we hold every job to.

Why contractors call us back

Finishing is a discipline, not a rush job

Fixed scope

Written works list and price. Variations are agreed and documented before they are done, not after.

Real dates

A schedule with a completion date we commit to, and early warning if anything threatens it.

Clean as we go

Dust control and end-of-day tidy. On occupied properties this is the difference between tolerable and impossible.

Crews when you need them

We keep vetted crews on hand, so staffing up for a push is a phone call rather than a problem.

Construction & finishing

Send us the drawings, or just the room

Whether it is one bathroom or a full floor of units, we will visit, measure and come back with a scope, a materials list and a price.
